Developed as a collaboration between BCCPA and Westbridge Group, this report represents a significant milestone in restoring the depth and reliability once provided by CMHC’s trusted seniors housing survey.

The report offers data on average rents, vacancy rates, saturation levels, and five-year growth forecasts for independent living spaces in B.C., broken down by categories like suite size and geographic region.
Key insights include:
- Higher vacancy rates than expected (8.1% provincial average)
- Average provincial rents range from $3,643 for studio units to $6,301 for two-bedroom suites
- Market softness caused by external factors
- Saturation rates have decreased since 2018
- Undersupply indicates opportunities for new developments
